Veterans Can Buy A Home with Zero Money Down

My Buyers were a family of two daughters and three grandkids living under the same roof. I met them last year when they found me on Facebook and needed help finding a rental home. Because I genuinely care about my past and present clients, I love to say hello throughout the year. Without my clients, I would not be where I am today. Plus, I am very grateful to meet so many amazing people. 

Upon recieving an email stating that my renters wanted to become homeowners, I was thrilled they picked me to help them again! The first thing we did was pair them with a fantastic lender who got them an approval letter in just a few days. Because my buyers were veterans, that meant they were able to use a VA Mortgage Loan. VA Mortgage Loans are amazing because we not only get to thank our Veterans for their service, but also offer them a Home Loan where they don’t have to put any money towards their down payment. Yes you heard that right. ZERO MONEY DOWN. However, yes zero money down on the loan itself, but they did have to put some money down for traditional closing costs. I am always shocked that more veteran buyers are not educated on this fact when they are given the option to use a VA loan. As an agent, it is my job to ensure my clients understand every single step of the buying or selling process. Sometimes those are things they don’t want to hear and that’s okay. I pride myself on being three steps ahead of the transaction process. This allows us both to avoid surprises and not feel shocked when something unexpected pops up.

Working with me I was able to get my first-time home buyers into a 2023 built home for under asking price and with $12,000 in closing costs that the seller paid. That meant the buyer only had to bring $2,000 to the closing table. AMAZING! We also were able to negotiate all repairs that we requested to be completed. One of them being the cabinets that were installed in the kitchen were way to high and we were able to get the seller to lower them to be at a more reasonable height for the majority of the population.
